Charles Leitner, the newly minted ceo of Greenprint Foundation, joined the organization last month after spending six years as the global head of RREEF, the real estate investment management business of Deutsche Asset Management. Leitner will be working to expand the nonprofit membership organization's mission of reducing carbon emissions across the global commercial property industry, which produces about a third of all carbon emissions globally. Among the foundation's first exercises: building a database of information on building performance that uses a common language, common measuring capability and a common performance capability in terms of carbon emissions reduction.

What do you think is fueling the surge in green building and sustainable strategies?
I think it's been evolutionary. In the bull market, it became very topical because people had the ability to allocate some of their investment strategy to emerging trends. Now there is not so much discretionary capital around for those venture capital ideas. The flipside is, "What is new? Where can I invest in a trend that in the long run is going to pay off?" Investors are also looking for long-term, competitive assets. People are saying, "If I don't invest this way, ultimately I'm going to get left behind."
